Asbestos was an extremely common building material used in the mid-1980s. However, when it was found that asbestos is a carcinogen and can trigger health risks, particularly for lung cancer, it was discontinued as a building material and homes that were built at the time when asbestos was commonly used are required to be tested prior to any real estate transaction involving the property.

The asbestos mineral comes in form of micro abrasive fibers that are easily inhaled. As they are inhaled, these abrasive fibers can cause damage to the interior of the lungs. This damage can pose a significant risk to one’s health but it is particularly dangerous for those who smoke or who are suffering from other health problems. The damage to the lungs can often lead to diseases like mesothelioma and lung cancer. Most Americans spend approximately a third of each day inside their homes. This is an average of 8 hours and when people breathe in this toxic substance for that period of time, it could pose a serious danger to their health. That exposure to a dangerous carcinogen can be potentially life-threatening.

Visual identification is not enough to determine the presence of asbestos-containing materials (ACM). Most likely, you will need an asbestos survey (aka asbestos inspection or asbestos testing).

 

The purpose of the asbestos survey:

  1. Identify suspect ACM homogenous areas

    • areas of suspected material uniform in color and texture

  2. Collect and analyze suspect ACM

  3. Evaluate the hazard level posed by the ACM
