​A GreenWorks mold assessment starts with a full visual inspection of the given property.  The inspector will be searching for any visible mold growth as well as conducive conditions.  Conducive conditions for mold growth include, but not limited to, water penetration in the walls, floors, or ceilings, areas of excessive moisture build up, lack of ventilation, and high humidity levels.  The inspector will conduct a plumbing inspection, as well as perform an infrared inspection to observe any hidden areas of leaking within the walls, ceilings, or floors.


In addition to the inspection described above, the GreenWorks initial mold inspection will include air or surface samples. Depending on observations made during the visual inspection, the inspector will determine the type of samples taken. 


Mold protocols are work plans produced by a Texas licensed mold assessment consultant for use by a licensed mold remediation contractor on a mold remediation project. Mold remediation protocols are typically written when items or areas have been identified containing an unacceptable amount or type of mold and a client requires an industry recognized method of removal or cleaning instructions. The licensed mold assessment consultant (MAC) is the only licensee authorized by the Texas Department of Licensing and Regulations to produce a protocol. Protocols are required on all mold remediation projects performed by a licensed mold remediation contractor (MRC) regardless of size/square footage. Projects are registered with the State of Texas if there is 25 contiguous square feet or more of mold visible.

Having a protocol means you have the right to a mold clearance inspection and testing which leads to a Certificate of Mold Damage Remediation (CMDR). The CMDR is your legal documentation that your home has undergone a mold remediation and that it has been successfully remediated and cleaned. 


If your home or commercial building was built before 1980, it more than likely has some type of asbestos in it. Some asbestos containing materials were used in the United States up until 1990. Currently, it is legal to include asbestos in almost all types of American products as long as the product does not contain more than 1 percent asbestos. When asbestos-containing materials (ACM) are damaged or “friable,” asbestos fibers can be released into the air presenting many established health risks. The safest thing to do is to have it tested by a GreenWorks licensed asbestos inspector. That evaluation can not only tell you whether or not you have asbestos, but it can also let you know the level of risk involved if it is present. This allows you to a professional opinion on whether the material should be removed and if not how best to maintain it to reduce your risk of exposure.

Visual identification is not enough to determine the presence or absence of ACM. Only an asbestos test (aka asbestos survey), which involves a sampling and laboratory analysis of the materials, can accurately identify and quantify asbestos fibers in building materials. 


Choosing an asbestos consultant for your renovation or abatement project could be as simple as a quick Google search. But it’s important to do a little due diligence before making the decision. Lead-based paints were used in many homes prior to 1978, which is the year that the federal government banned lead paints. These paints contain lead, which is a very malleable and durable material. Most documented cases of lead poisoning can be traced to lead contamination resulting from the degradation of such paints. Lead-based paints that are in good condition pose little risk, but those that begin to peel, chip, chalk, or crack do pose a health risk. As a licensed Texas Lead Firm, GreenWorks can evaluate your home or building for environmental concerns.

A lead-based paint inspection tells you the lead content of every different type of painted surface in your home. It won't tell you whether the paint is a hazard or how you should deal with it. The lead paint inspection is performed with an XRF, a handheld lead analyzer.

A lead risk assessment tells you if there are any sources of serious lead exposure, such as peeling paint and lead dust. It also tells you what actions to take to address these hazards.


A licensed Lead Abatement Project Designer must comply with the standards of operation including EPA and OSHA regulations in projects. GreenWorks can prepare written abatement project designs, develop a written occupant protection plan and prepare a written abatement report.

Our Project Designer designs a plan to permanently eliminate lead-based paint hazards in a residential dwelling or child-occupied facility. The project designer designs the blueprint for the project and oversees all activities.



The Phase I Environmental Site Assessment (ESA) is generally considered the first step in the process of environmental due diligence. ESA reports are prepared for real estate and business transactions such as: land purchases, building purchases, leases, business purchases, new residential developments and bank loans. Our analysis addresses both the underlying land a well a physical improvements to the property. GreenWorks provides an investigation of the current and historic uses of a property and an inspection of current conditions to determine the likelihood that contamination is present. The Phase I Environmental Assessment is intended to be a standardized review process looking for specific indications of contamination issue. It is not intended to be an exhaustive search looking for contamination that is not there. If a site is considered contaminated, a Phase II environmental site assessment may be conducted.



Once a Phase I ESA identifies a recognized environmental condition or contamination, the next steps would be a Phase 2 Environmental Site Assessment. These investigations consist of collecting soil samples, and sometimes groundwater, surface water and soil vapor samples, to screen for chemical or metal contamination. GreenWorks standard practice for Phase II ESAs is ASTM E1903-11. This testing is recommended when there is a significant potential for the existence of an environmental liability that can affect the value of a property.


Radon is a radioactive gas that has been found in homes all over the United States. It comes from the natural breakdown of uranium in soil, rock and water, and gets into the air you breathe. Radon typically moves up through the ground to the air above, and into your home through cracks and other holes in the foundation. Any home can have a radon problem, including new and old homes, well-sealed and drafty homes, and homes with or without basements. Since your can't smell, see or taste radon gas; left undetected it can pose serious health risks. GreenWorks provides radon testing as a stand alone or packaged service with a property inspection.
