TYPES OF RESIDENTIAL HOME INSPECTIONS:

HOME BUYER INSPECTION

Your offer just got accepted on the home you want, now what? A home inspection should be at the top of the list of things you need to get done. It's your opportunity during your option period to have a licensed home inspector diagnose the health of a home's mechanical, structural, plumbing, electrical, roof and other components. 

As the home buyer, you get a chance to select an objective 3rd party to perform your home inspection before you fully commit. NEW CONSTRUCTION INSPECTION

(PHASE INSPECTION)

If you are buying a new construction home, you might assume that a home inspection isn't needed. No one has ever stepped foot in your model home for anything to break or have maintenance issues. A phase inspection can provide valuable insight into your builder's construction, as well as the opportunity to prevent costly repairs on the home later down the road. You might be surprised at how many issues can be found by an unbiased 3rd party inspector. Low-quality building material, incorrectly installed roofing or insulation, and open junction boxes are just some of the things that can be missed. Although many builders are great about completing repair work discovered within your first few months of living there, some are the opposite. 11 MONTH HOME WARRANTY INSPECTION

Most builders provide you with a year warranty after residing in your new construction

home. It is crucial to have your house inspected by the 11th month of the warranty to provide you time to address any issues with your home builder. Houses are pretty good at keeping secrets and may go undetected until something goes wrong or is inspected. A GreenWorks home warranty inspection will provide you with a full comprehensive report so you can hand that over to the builder for repairs before your builder's warranty runs out.
